The draft housing policy for Maharashtra is all
set to implement the proposed reservation and has attracted a lot of flak from
the builders. The state government is contemplating on enacting a legislation which will make it mandatory for all layouts to reserve 20% housing for the middle- and low-income groups. Reportedly, Swadhin Kshatriya, principal secretary, housing, government of Maharashtra said that developers setting aside over 20% for these economic groups will be provided suitable incentives through extra floor space index (FSI). The civic body could also reduce property tax through telescopic taxation where the tax will be low initially and higher later. Lalit Kumar Jain, president, Promoters and Builders Association of Poona (PBAP) was quoted in ET saying that he does not see reservation as a solution for the economically weaker sections (EWS). The draft policy is scheduled to come into force by September 2007, although it will take civic bodies in the state by 2008 to change their existing rules and regulations in line with the policy. |
